Terms of service

These terms govern services provided by Mockingbird Pest Company, LLC (“Mockingbird”) and your use of this website. Booking a service means you accept them. We've written them in plain English on purpose.

Estimates & pricing

Quotes are free and remain valid for 30 days. “From” prices on this site are honest starting points for typical homes; your final quote reflects your property's size and conditions, and it's confirmed with you before work begins. If scope changes mid-job, work pauses until you approve the change. The number we quote is the number on the invoice.

Scheduling & same-day service

Bookings confirmed by 10:00 a.m. Eastern on a business day are eligible for same-day service within our listed service areas, subject to route capacity — in the rare case we can't make it, we'll tell you immediately and offer the first slot the next morning. You may cancel or reschedule any appointment free of charge with at least 24 hours' notice.

The re-treat guarantee

Quarterly Protection Plan members receive free re-treatment visits between scheduled services for covered pests. Exclusion work carries a written warranty against re-entry through sealed points for the period stated on your service agreement. Guarantees require reasonable cooperation — for example, correcting conditions we've documented in writing (standing water, tree limbs on the roof) that actively re-invite the pest.

Payment

Payment is due on completion of one-time services. Plans are billed quarterly. We accept major cards, checks, and electronic payment. Past-due accounts pause scheduled service until resolved; we'll always contact you before pausing anything.

Safety & access

We apply products according to their labels and Florida law. Any preparation needed from you (securing pets during application, access to the attic) is communicated before the visit. Please tell us about beehives, koi ponds, chickens, or anything else wonderful and alive we should plan around — we mean it.

Liability

Mockingbird is licensed and insured. Our liability for any claim is limited to the fees paid for the service giving rise to it, except where Florida law provides otherwise. Nothing here limits liability that cannot legally be limited.

Site content is provided for information; it isn't a substitute for an on-site inspection. Pest descriptions are general — your palmetto bugs are individuals with their own story, and we treat them accordingly.
