The questions below are the ones we answer every week on porches across Orlando — asked here the way homeowners actually ask them, answered the way Gus answers them: plainly, and without inventing an emergency.
Is the treatment actually safe for my kids and pets?
Here's the plain-language version we give every household: we choose products rated for use in schools and food-prep areas, we apply them where pests travel (cracks, entry points, exterior perimeter) rather than broadcast across floors, and everything we use is safe for people and pets once it's dry — typically within an hour. You'll never be asked to vacate for routine service, and your tech will tell you exactly what went where before they leave.
What does 'school-grade IPM' actually mean?
IPM — integrated pest management — is the protocol public institutions require because it minimizes pesticide use around children by design. It means inspection before treatment, sealing and habitat fixes before chemicals, baits before sprays, and documentation of everything. Gus ran this program for Orange County public schools for 11 years. Mockingbird is that same discipline applied to houses.
Do you use the same harsh chemicals as everyone else?
We use fewer products, more precisely placed, and we pick formulations kid-, pet- and pollinator-first. The industry's open secret is that placement beats volume: a gram of bait in the right crack outperforms a gallon sprayed on baseboards. Less product, better results, and nobody has to board the dog.
How fast can you actually get here?
Book by 10 a.m. and we're there the same day — that's a scheduling promise we build the routes around, not a marketing line. Book after 10 and you're first-out the next morning. Genuine emergencies (a swarm event mid-birthday-party) should call; dispatch can sometimes shuffle the afternoon.
What if the bugs come back between quarterly visits?
We come back free. Re-treats between visits are included in the plan — call, tell us what you're seeing, and we'll usually be out within a day or two. If something keeps recurring we escalate the approach instead of billing you to repeat the one that didn't hold.
Am I locked into a contract?
No. The quarterly plan has a simple service agreement you can pause or cancel with 30 days' notice — no cancellation fee, no 'early termination' fine print. We'd rather earn the renewal each quarter than trap you into it.
Will you kill the bees and butterflies in my garden?
Protecting pollinators is a design constraint on everything we do, not an afterthought. We never treat blooming plants, we time exterior applications away from peak forage hours, and our mosquito work uses targeted low-volume application instead of broadcast fogging. Florida yards should hum. Ours do.
One palmetto bug just ran across my kitchen. Do I have an infestation?
Almost certainly not. American roaches live outdoors in Florida and wander into perfectly clean homes, especially after heavy rain. One sighting a month is Florida being Florida. Several a week means entry points need attention — which is a sealing-and-treatment job, not a fumigation drama.
Do I need to leave the house during treatment?
For routine service, no — most of the work happens outside, and interior treatments are targeted placements, not fogs. The exceptions are bed bug heat treatment (you're out for the day while the house cooks) and the rare whole-structure job, which we'd discuss well in advance.
How do quotes work? Any surprise fees?
Quotes are free and we give them straight: for standard homes we can usually quote from photos and square footage over text; for exclusions and acreage we come walk the property. The number we quote is the number on the invoice. If we find something mid-job that changes scope, work stops until you've approved the change.
Are your technicians employees or contractors?
Background-checked, uniformed employees — no subcontractors, no lead-selling. The person in your yard is someone Gus hired, trained in the IPM protocol, and would trust in his own mother's kitchen. You'll usually get the same tech every visit, and they'll know your gate code and your dog's name.
Do you handle wildlife — snakes, raccoons, opossums?
We handle rats, mice and exclusion work that keeps larger wildlife out of the structure. Live raccoon, opossum or snake removal needs a licensed wildlife trapper, and we'll refer you to the two we trust rather than pretend it's our lane. If something's in your attic and you don't know what, start with our inspection — identifying it is free.
